Are there solar panels?
Each home owner can choose for solar panels on their roof. We highly recommend it!
What is the cost of solar panels for these homes that are allowed to build at Yook Village Zutphen?
For the homes we are building you need up to 6 solar panels which have a cost of approximately 5000 euros.
What are the HOA and Maintanance costs?
The maintenance fee is €5800 per year. Maintenance costs will be deducted from the rental income.
Is there a homeowners' association?
Yes there is.
Who does the park maintenance?
The management company, under the supervision of Yoko village.
Can I use the house for Airbnb rentals?
Yes.
What is the expect ROI from rentals?
The expected RO1 is 8% yearly.
What is there to do at the park?
Connect with nature, swim in our ecological lake, walk in the food forest, use the spa garden: sauna, hot tubs, cold tubs, eat testy food at the restaurant of our foodie partner, kids can enjoy at the play ground, dip in the kids pool or enjoy kids activities in the kids club. Families and individuals can also peddle in the many bicycles trails. Some activities have additional fee.
Is there a leasehold? What do I own?
You own a title that’s registered on your name in the Dutch national registry. No Lease hold.
Can I live there myself?
This is a vacation home. You can stay there for short stays of up to 4 months each stay. This house cannot be your main residence.
Who does the rental and management of the check ins and check outs, maintenance, etc?.
Yoko village management company.

Prices per sqm will be starting 2000 euros.
What are the options for buying different lots?
You can purchase nature reserve view, lake view or village view lots for various prices starting from €115,000.
Can I expand and/or build up later?
Yes. At the moment we are offering 2 types of houses: 50 m2, ground floor only
72 m2 ground and 1th floor. In the future three will be more models. You will be able to expand later. Expansion might be subject to building permit.
What is the maximum permitted buildings?
50 mt footprint. You can also build a second floor. Depending on the lot and home type.
Can we ask for a furniture package?
Yes, this will include kitchen, furniture and appliances.
Can I have a sauna or a hot tub or a cold plunge in my home?
Yes, you can have a sauna or hot tub on your deck.
How long does it take for an home to be built?
From the moment you order the house, it takes up to 20 weeks to build and deliver.

He is responsible for the day-to-day operations of a fast food chain with a turnover of more than 4 Million Euros per year. He also develops concepts for investors, as a Food & Beverage consultant. Since 2002, Nir combines entrepreneurship with spirituality. He is mainly involved in local project management and the further development of the Eco Village concept.
Ronit has over 10 years experience in real estate development via Sky Real Estate B.V. in The Netherlands. The company focuses on transformation and development projects in different Dutch cities.
